Aditya Birla Real Estate Limited plans a residential and retail development in Pune, with estimated total project revenue potential of ₹16.5 billion, extending its presence into the city’s northwestern growth cluster.
Birla Estates Pvt. Ltd., the wholly owned subsidiary named in the filing, will develop the 5.62-acre Hinjewadi site, which covers about 22,737.27 square meters, under a joint development agreement. The plan includes premium homes and retail space, with about 1.25 million square feet of saleable area. Aditya Birla Real Estate filed the announcement with the National Stock Exchange of India and BSE on Oct. 23.
The ₹16.5 billion figure is the company’s estimate of potential revenue across the development, not revenue already recorded. The filing does not identify the JDA partner or explain how project revenue, costs and returns will be divided. It also does not specify how much, if any, of the total estimate would accrue to Birla Estates.
Birla Estates describes Hinjewadi as an IT and employment hub near Rajiv Gandhi InfoTech Park. The company says the planned Hinjewadi-Shivajinagar Metro is expected to improve connections with central Pune. It places the site about 500 meters from a Metro station but does not name the station.
Birla Estates Managing Director and CEO KT Jithendran linked demand in Hinjewadi to the area’s expanding professional base. He said, “Pune continues to be a focus market for our growth plans.”
The project adds to the subsidiary’s Pune portfolio, which the company says includes Birla Punya in Central Pune and Birla Evam in Manjari. The release describes the Hinjewadi development as its entry into the city’s northwestern growth cluster.
The company said the concept design considered IGBC Gold certification, without saying certification had been awarded. The filing gave no project name, launch date, construction or completion timetable, unit count, or breakdown of saleable area between residential and retail uses.
