Anarock Research & Advisory said luxury-heavy launches helped lift its average home-price measure 12% across India’s National Capital Region (NCR), even as sales in the July-September quarter slipped from a year earlier.
The consultancy recorded 13,750 home sales in Q3 2026, 1% fewer than in Q3 2025 but 3% more than in Q2. Developers launched 10,900 homes, down 14% from a year earlier and 3% from Q2. Anarock reports the region-wide total; its Q3 figures do not separate Gurugram, Noida and Greater Noida.
The average base selling price was ₹9,980 per square foot, 2% above Q2. Anarock attributed the annual gain to a high share of luxury and ultra-luxury projects. Homes priced above ₹2.5 crore accounted for 34% of launches; homes above ₹1.5 crore represented 62%. Anarock calculates the measure using the basic selling price assigned to super built-up area.
The report does not break out comparable-home price changes by home type, location or project mix. Its average therefore combines the effect of what developers launched with any price movement in similar homes.
Anarock counted 86,200 available homes at quarter-end, 2% below a year earlier. It reported an 18-month inventory overhang, 7% lower than the prior-year measure. The consultancy defines available inventory as launched homes that remain unsold.
Cushman & Wakefield’s Q3 2026 Delhi NCR summary counted 8,728 launches and gave a weighted average launch price of about ₹16,400 per square foot. Anarock reported 10,900 launches and an average base selling price of ₹9,980. The public summaries do not explain the gap in launch totals, and they report different price measures.
Anarock Group Chairman Anuj Puri wrote that “affordability remains the binding constraint.”
In its wider seven-city outlook, Anarock said Q4 2026 absorption would show whether the recovery is holding. The consultancy also identified launch discipline as a factor in inventory levels, making year-end sales an indicator for the broader market.
