Host Hotels & Resorts, Inc. raised its 2026 adjusted EBITDAre outlook after stronger third-quarter results and better fourth-quarter expectations, lifting the full-year target as hotel room revenue growth continued.

The company set its new adjusted EBITDAre target at $1.865 billion, $35 million above the midpoint of its previous outlook, $1.830 billion. It also increased its forecast for full-year comparable hotel RevPAR growth to 6.75% over 2025, from an earlier midpoint of 5%.

For the quarter ended Sept. 30, adjusted EBITDAre reached $347 million, up 8.8% from a year earlier. Comparable hotel RevPAR also increased 8.8% year over year. Comparable hotel Total RevPAR was $348.19, a 7.3% increase from the same quarter in 2025. Adjusted FFO per diluted share was 39 cents, up 11.4% year over year.

In its Nov. 4 results release, Host said stronger quarterly performance and improved fourth-quarter expectations supported the revised outlook. The company pointed to leisure demand, group bookings and a pickup in business transient demand.

Host expects a final determination by year-end on insurance claims related to Hurricanes Helene and Milton. Its guidance does not include additional amounts associated with those claims.
