India's completed branded-residence project count could more than double by 2032 as domestic wealth supports demand, PTI reported in The Economic Times, citing a forecast from property adviser Savills.

PTI put Savills' current count at 19 completed projects and its 2032 estimate at 43. That would add 24 projects, an increase of about 126%. The counts refer to developments, rather than individual homes.

Branded residences are homes sold in association with a recognized brand, often reflected in their design or services. Savills says the projects typically involve a partnership between a developer and a brand, which may also manage the property. For developers, the affiliation can help a project stand out and reach more potential buyers.

PTI's account of the Savills report links India's outlook to a growing urban buyer base and rising wealth, with more local customers seeking homes associated with international brands. Savills describes a similar shift across Asia Pacific, where it says domestic wealth and local demand are playing a greater role in the market.

PTI quoted Shveta Jain, managing director of residential services at Savills India, as describing growth beyond hospitality-led resort developments into "urban, non-hospitality branded residences." Her description points to a wider range of locations and project types for the sector in India.

Across Asia Pacific, PTI reported that Savills expects 187 additional projects to be delivered by 2032, representing 97% growth. Savills places Vietnam first in the region by project count and includes Thailand, India and China among its top 10 markets. Almost one in four completed branded-residence projects worldwide is in Asia Pacific, according to Savills.

A Savills review covering 2025-26 recorded 55% growth in completed branded residences across Asia Pacific over five years. It identified Vietnam, Thailand and India among the markets contributing to the development pipeline.

Brand partnerships also bring costs. Savills says developers may pay licensing and design fees, while owners may be charged for management and services. Those expenses are part of the arrangement through which buyers receive homes associated with a brand.
