Knowledge Realty Trust approved a ₹7.64 billion distribution to unitholders for the quarter ended Sept. 30, combining dividends, interest and debt repayment in a payout of ₹1.723 per unit. The trust also reported a 15% year-over-year increase in net operating income (NOI) for the quarter.
The board filing sets the distribution at ₹7,640.47 million. It assigns ₹4,075.21 million to dividends, ₹1,410.14 million to interest, ₹2,146.25 million to debt repayment and ₹8.87 million to other income. The debt repayment is part of the announced distribution, alongside the dividend and interest amounts.
The approved sum is higher than the ₹7,516 million distribution listed for Q1 FY27 on the trust’s results page. The trust’s Q2 results put NOI at ₹11,404 million, compared with ₹9,881 million for the same quarter a year earlier.
Gross leasing during Q2 FY27 reached 0.8 million square feet, including 0.2 million square feet of pre-leasing. Committed occupancy stood at 93% by area and 94% by value. In-place rents averaged ₹101 per square foot per month, a 7% increase year over year, while the reported average leasing spread was 24%.
The board filing also put net asset value at ₹126.55 per unit as of Sept. 30. It said the figure was based on a valuation report from iVAS Partners, using market intelligence from CBRE South Asia.
The Economic Times reported that Chief Executive Officer Shirish Godbole pointed to contracted rent escalations, leasing vacant space, occupancy gains and development as growth drivers. The outlet also reported that Godbole cited an 18% loan-to-value ratio as room to consider opportunities involving sponsor and third-party assets.
The filing names Friday, Nov. 6, as the record date. Payment is due on or before Nov. 16.
