Portugal’s median asking price for homes reached €3,249 per square meter in idealista’s October index, a record, while official Q2 data measure completed sales rather than listings.

The index figure advanced 0.7% from September and 1.2% over three months. It was 7.5% above October 2025, idealista reported. The index uses the median price per square meter of built area among valid listings.

In Lisbon city, the October median was €6,248 per square meter, up 3.9% from a year earlier. The measure was 0.1% below September and 0.2% lower over three months, and remained below the city’s April record of €6,306.

Among the cities listed in idealista’s report, Vila Real had the largest annual increase, at 20.3%. Guarda followed at 18.4%, Beja at 17.6%, Leiria at 16.9% and Faro at 15.5%.

Statistics Portugal (INE) put the median price of completed home transactions at €2,445 per square meter in Q2 2026, up 18.4% from Q2 2025. It recorded 37,854 dwelling transactions during the quarter, 9% fewer than a year earlier. The annual changes are not directly comparable: idealista measures listing prices in October, while INE reports completed transactions from the second quarter.

idealista said a July 2026 methodology update was applied to its historical series. The revision filtered seasonal and holiday rentals, added detached houses, changed how the index handles outliers and excluded listings without recent user activity.
