For holders of record on Jan. 4, the trust set the next distribution at $1.16 a share, payable Jan. 15, 2027.

The distribution matches the $1.16 payment made in October, according to the company's earlier dividend announcement. Federal Realty's Oct. 30 release said the trust has raised its quarterly dividend for 59 consecutive years, the longest record in the real estate investment trust (REIT) industry.

The next payment is scheduled for Jan. 15, 2027.
