The Nov. 5 declaration set Nov. 23 as the record date and Dec. 8 as the payment date for the $0.24-per-share dividend.

The $1.16 payment is scheduled for Jan. 15, with eligibility based on the Jan. 4 record date. Federal Realty said its quarterly dividend has risen for 59 consecutive years.
Shareholders recorded on Nov. 6 qualify. Carnival restored quarterly payouts in December 2025 after a fiscal year without common-stock dividends.
The payout is unchanged from the prior quarter and 2% above the year-earlier quarter; shareholders of record as of the close of business Nov. 2 qualify.
