Spain’s home-purchase market slowed to 164,148 registered deals in July-September 2026, its lowest quarterly count in nine quarters, as housing costs continued to set new marks, data from the country’s property registrars show.

The Colegio de Registradores de la Propiedad, Bienes Muebles y Mercantiles de España reported that purchases fell 2.3% from the second quarter and 5.9% from a year earlier. The decline extended a run of three consecutive quarterly drops. Existing-home transactions decreased 2.6% to 129,537, while new-home transactions fell 0.9% to 34,611.

Foreign buyers made up 16.05% of purchases, the largest share in the Registrars’ historical data and 0.07 percentage point above the second quarter. Their transaction count nevertheless dropped to more than 26,300 from more than 26,800.

Two different price measures reached records. The repeat-sales House Price Index climbed 5.22% from the prior quarter and 15.76% year over year. It stood 44.15% above its previous-cycle peak in the third quarter of 2007. A separate average-price measure reached €2,512 per square meter, up 1% quarterly and 9.3% annually.

Among foreign purchasers, those from the United Kingdom represented 7.48% of foreign purchases, followed by buyers from Morocco at 6.36% and the Netherlands at 5.83%. Foreign buyers accounted for 37.19% of purchases in Illes Balears, 30.41% in Comunitat Valenciana, 25.42% in Canarias and 23.02% in Región de Murcia.

The Registrars connected housing demand to population growth, more households, economic expansion and employment. They said construction has added too few homes to meet demand and that years of strong sales have reduced the number of properties offered for sale.

Registered home mortgages fell 3.9% from the second quarter to 124,145, equal to 75.6% of registered purchases. Over the latest 12 months, mortgage registrations rose 6% year over year to 519,388. The report assigns transactions by registration date; the Registrars said registration takes an average of 45 days after a deed is signed.
