Lodha Developers Limited plans property launches with estimated gross development value of ₹190.7 billion for the rest of FY27, as it works toward a ₹240 billion annual pre-sales target.
Lodha shares were up 6% at ₹1,063 at 1:09 a.m. ET (06:09 UTC) on Nov. 3, Choice India showed.
The planned launches cover 11.1 million square feet across six new projects and 11 new phases, Lodha’s Oct. 30 investor presentation showed. The Mumbai Metropolitan Region accounts for the largest share, with estimated gross development value of ₹107.8 billion. Bengaluru follows at ₹38.1 billion, the National Capital Region at ₹29.5 billion and Pune at ₹15.2 billion.
In the first half, Lodha launched one new project and six phases covering 3.5 million square feet, with estimated gross development value of ₹40.8 billion. Property pre-sales, or bookings, rose 7% from a year earlier to ₹96.7 billion. Bengaluru contributed ₹20.6 billion of those bookings, including ₹18.6 billion in the second quarter. The company said it launched another project in North Bengaluru during that quarter.
Adding the first-half launches to the remaining pipeline gives a combined estimated gross development value of ₹231.5 billion for FY27 if the planned launches proceed. Lodha’s July presentation implied ₹243.9 billion for the year, combining first-quarter launches with the pipeline planned at that time.
Lodha also reported a 62.9% increase in first-half net profit and said it expects to exceed its FY27 profit guidance. Managing Director Abhishek Lodha said the company was monitoring broader effects from recent interest-rate increases in India, though it expected little direct impact on demand in the housing segments it serves.
The ₹190.7 billion pipeline figure is an estimate of project value, not sales already booked. After ₹96.7 billion in first-half pre-sales, Lodha needs ₹143.3 billion in second-half bookings to reach its ₹240 billion full-year target.
