CTP, Europe's largest listed developer, owner, and manager of industrial and logistics properties, has announced its expansion in Germany. The company has acquired approximately 39,000 sqm of industrial and commercial space near Stuttgart through a sale and leaseback transaction with Mahle Behr GmbH & Co. KG, a subsidiary of automotive supplier Mahle GmbH.
According to a press release, the strategic move aims to transform the urban industrial district into a sustainable high-tech industrial park suitable for innovative production, research, and development activities. The project is scheduled for completion in 2029.
Mahle Behr's Transition and Property Details
Mahle Behr GmbH & Co. KG, currently utilizing the industrial space for research and development, plans to gradually relocate its operations to the company headquarters in Bad Cannstatt, Stuttgart. Yahoo noted that the property encompasses 39,000 sqm, with a total gross lettable area of 64,000 sqm.
The space includes office areas (30,000 sqm), storage facilities (9,000 sqm), light manufacturing space (18,500 sqm), and other areas (6,500 sqm).
Collaborative Efforts and Diverse Usage Concepts
CTP, in collaboration with the city of Stuttgart, is focused on creating a sustainable transformation of the entire area. The company works closely with renowned architectural firms to develop various usage and architectural concepts. Discussions with the business development agency are ongoing to attract companies already based in the region and new businesses.
The industrial park aims to cater to a wide range of users, including production and research and development companies, service providers from the logistics sector, and even co-working and co-living spaces. The project will be implemented gradually, incorporating different building types and usage plans.
The industrial park is strategically located in the economically and structurally strong Stuttgart-Feuerbach area, home to numerous prominent organizations in the production and development sectors. It boasts excellent connectivity, with easy access to major transportation routes such as the A81 federal motorway, the B10, B27, B295 federal roads, four S-Bahn trains, and five subway lines. Stuttgart city center is just a few minutes away by car.
CTP's approach goes beyond constructing standalone buildings; it aims to foster thriving ecosystems that promote community spirit within its parks. Expanding their German portfolio by acquiring the industrial space in Stuttgart marks a significant milestone in CTP's mission to create sustainable and innovative industrial parks across Europe.
