PHK Development Brings Hacker-Designed Seven-Story Condo to Portland’s Inner East Side

PORTLAND, Ore., April 03, 2018 -- Portland’s Inner Eastside neighborhood is getting its first new, class-A residential condominium development in more than a decade. TwentyTwenty, at NE 21^st Avenue and Multnomah, is a Hacker Architects-designed, seven-story concrete and steel building with 162 condominiums with sizes ranging from urban one-bedrooms to penthouse residences.

Many of the homes will feature sweeping, unimpeded views of the Portland cityscape, Mt. Hood, Mt. Adams or Mt. Saint Helens. The project is scheduled to be complete in summer of 2019. Reservations are available now through Realty Trust Urban, or by registering at www.twentytwentypdx.com. 

PHK Development, which focuses on high density, multifamily communities where people can live, work, shop and play nearby, is bringing TwentyTwenty to market. It is one of only two new class-A condominium developments in Portland today.

Hacker, the building’s architect, was recently recognized as an Architect 50 firm for the third straight year, a list that ranks the top 50 architectural firms in the U.S. Andersen Construction is the general contractor. The team is targeting a LEED Platinum certification, which each has achieved on previous projects.

“Portland has a substantial undersupply of condominiums on the market today, and we created TwentyTwenty to respond to that need,” said Patrick H. Kessi, president and founder of PHK. “With Hacker, we designed a place that pays homage to the history and geologic forces that created Sullivan’s Gulch, while it fits the character of its community.”

Drawing inspiration from natural forces unleashed on the region over a millennia, the design for TwentyTwenty includes wood detailing, monochromatic stucco, and fissure-like balconies – creating variations in the building plane that evoke the glacial carving and erosion that once formed Sullivan’s Gulch itself. The building is rotated on the site, reducing the scale from the street and emphasizing views to both Mt. Hood and downtown Portland.

“As we looked at the history of Sullivan’s Gulch we saw an opportunity to embrace the geological forces that created the land, and explored what a building could look like if the form of the building eroded and we carved back the scale at, and around, street-level,” said David Keltner, Principal, AIA, LEED AP, of Hacker. “This ultimately inspired TwentyTwenty’s design, allowing us to blend the building into the neighborhood and complement the variety of surrounding home styles.”

This approach resulted in a building with six corners, allowing more corner residences. Townhouses at street level – with porches, steps and a stoop – reinforce the street edge, contribute to sidewalk activity and maintain the residential feel of the neighborhood. Each home embraces natural light, and provides tilt-turn windows that allow the outside in, regardless of conditions. Materials are kept honest, with wood floors, and some exposed concrete. Homes will be priced from the mid-$300Ks for one-bedrooms and the high $500Ks for two-bedrooms.
