In an ideal world, when selling your home, you would have enough time to wait for the perfect buyers. The ones you know will take good care of the place you once called home, and who are willing to pay the price you want. Sadly, we don’t live in that world. Sometimes, you need to sell your house as soon as possible, for whatever reason. While there isn’t much you can do to increase the speed with which your house will sell, there are a few methods you can try and tactics you can use to your advantage in order to make a quicker sale more likely.
Sell it off-market
If time really isn’t on your side and you don’t have time to do anything that will ensure a quicker sale on the market, going off market is your best bet. Selling your house off market means that you don’t advertise it to the public, but sell it directly to a private buyer. This is great if you already have someone interested in your house, but even if you don’t, you can still quickly sell your house off-market to another buyer. Some agents will buy an off-market house as is, ensuring a hassle-free and quick home sale.
Upgrades
We know what you’re thinking – you don’t have time for upgrades! Unfortunately, houses that are being sold on the market with no recent upgrades are likely to stay on the market for months on end. Unless you’re willing to drop the price of your home drastically, you may need to do a few upgrades to the house in order to get buyers who are interested. You may not have time to redo the plumbing or do other renovations that require a lot of time, but you’ll be surprised at what a difference small upgrades can make. Marketing
Marketing is always a good idea when selling your house, but many people don’t put a lot of effort into it if they have time to wait for the right buyer. However, if you’re in a time crunch, you’ll want to market your home as much as possible. The better your marketing, the more people will arrange property viewings, and the more likely you are to get a buyer. You can get a real estate agent to help you with this or do it yourself. Either way, be sure to have good real estate photos to post.
Reduce the price
We know you don’t want to hear it, and this is definitely a last resort, but if you have no other option, you may need to reduce the price of your home. You don’t need to make any drastic changes, but cheaper homes will sell faster, since most people love a bargain.
